    • Agreement In Principle
      • Means your mortgage application has been agreed depending on factors like your property valuation or income being confirmed.
    • APRC
      • The APRC shows, as a percentage, the annual cost of a mortgage over its lifetime. It incorporates all relevant charges (including fees) that relate to the mortgage borrowing
    • Arrangement Fee
      • A fee paid to ourselves or the mortgage company for services when your purchase is completed. This amount can often be added to your mortgage.
    • Bank Rate
      • The basic rate of interest set by the Bank of England.
    • Bridging Loan
      • A loan required to buy your new house whilst you are in the process of selling your old one.
    • Completion
      • When all the legal stuff has been completed and your lender pays the funds over for your purchase. This is most often the day you are allowed the keys
    • Conveyancing Fee
      • The amount your solicitor or licensed conveyancer receives for doing legal work such as registering your property. Fee often covers Stamp duty, land registry fees and other expenses
    • Full Structural Survey
      • Is a comprehensive survey to check the property you are buying is structurally sound and safe to inhabit.
    • Guarantor
      • Is often a family member or friend who will offer a finanical guarantee that you will repay a loan. This guarantor is liable for making the payments you don't.
    • Higher Lending Charge
      • This is a higher rate of interest (HLC) imposed by the lender on borrowers it feels are more likely to default on their repayments.
    • IFA
      • Stands for Independent Financial Adviser. An independent adviser who is not tied or obligated to other financial institutions.
    • Land Registry Fees
      • Fees charged by the Land Registry in England and Wales for changing their property register records.
    • Loan to Value Ratio
      • Tells you the proportion of your loan to the value of the property. So to borrow £100,000 on a property valued at £200,000 you would need a 50% loan to value amount
    • Negative Equity
      • Is when you are borrowing more than the value of the property is worth if sold.
    • Procuration Fee
      • A fee that is paid to an 'introducer' for connecting you with a particular lender.
    • Early Repayment Charges
      • Is a charge you may be required to pay if you pay off your mortgage early.
    • Stamp Duty
      • Is a tax applied by the Government on all house purchases over £250,000. (Figure correct March 2024) It represent percentage of the value which rises in steps as the purchase price increases.

Critical Illness Cover

Critical illness insurance is similar to life insurance in that it pays out a certain amount if a certain event occurs to you or your partner. In the case of a critical illness policy you can expect to receive a tax-free lump sum if you are diagnosed as having a specific life-threatening condition. The exact condition will be defined in the policy. Understanding this can sometimes lead to confusion so it is always best to clarify with a professional exactly what is covered.

Some policies will combine life and critical illness cover. As this suggests you will be covered in the case of a critical illness or dying , whichever comes first.

Here are some that are mostly never covered

· Self-inflicted injury
· Alcohol or drug abuse
· Flying - (not counting normal passenger flights)
· Engaging in hazardous sports and pastimes
· HIV- and Aids-related illnesses not caught from a blood transfusion and a few other ways.
· Unreasonable failure to follow medical advice
· War
· Riot or other civil commotion

Very few policies will pay out as soon as you receive diagnosis of any of the conditions listed in the policy and most pay out only after a "survival period" of typically 28 days. This means that if you die within 28 days of meeting the definition of the critical illness given in the policy, the insurance would not pay out unless it included life insurance also.

Also there I normally a "survival period" meaning that you are often not covers for the first 28 or so days of a policy. It is always worth knowing exactly how long this period is.

It is vital when buying critical illness insurance, as with all insurance, that you are honest and exact about any past illnesses or things that you think may affect a claim.

The amount you pay is called a insurance premium and will depend on many factors not least your age, gender state of health and exactly what you want covering.

How much you pay for critical illness cover will depend on a range of factors including what sort of policy you have chosen, your age, the amount you want the policy to pay out and whether or not you smoke.

When it comes to making a claim you may be required to see a consultant who is a specialist at a UK hospital. Just getting a Doctor's note is very rarely enough. Claiming can be stressful especially on top what is already a difficult time.
